Homes in Encino
Encino has many large single-story ranch homes from the 1950s and 60s on the flats, and newer, bigger homes in the hills south of Ventura Boulevard. Big floor plans often mean two systems or zoning, older ductwork in the attic, and gas furnaces past their expected life.
Rebate angle
Larger Encino homes often need two heat pump systems or a zoned system. The TECH incentive applies per project, and LADWP rebates are paid per ton, so a correctly sized system can earn meaningful rebates.

Encino is served by LADWP and SoCalGas. These are the programs we check for every project here.

Encino permits go through LADBS. Large remodels in Encino often combine HVAC, electrical and structural work, so we submit them as one permit set to keep inspections in order.
Encino homes are LADWP electric and water customers with SoCalGas gas. LADWP pays its heat pump rebate per ton, which adds up in bigger homes that need two systems.
A single oversized unit cools unevenly. In long ranch homes we often recommend two smaller systems or zones so each side of the house stays comfortable.
Ducts in a hot Valley attic lose a lot of cooling when they leak. We test and seal them, and California requires a duct test on most replacements.

Often, yes, or one system with zones. We do a room-by-room load calculation to decide, rather than matching the size of the old unit.
Yes. We plan gas, water and electric lines first, then build the paver deck and BBQ island around them.
